We’ve prepared a Pre-Shoot Checklist for you or your client to get the home photo ready before our appointment.

The goal of professional photography and video is to show your home in its best light.  These images will be the first thing most potential buyers see, and we want to showcase what's best about the property so that they can visualize themselves living there. This process begins before our team gets there so here are some tips and guidelines to help accomplish that goal!

GENERAL TIPS FOR THE ENTIRE HOME

  • Clean the whole house, vacuum, mop, dust, and clean windows

  • Replace any burned-out bulbs, and use the same light bulbs or color of bulbs throughout the house if possible.

  • Remove personal photographs, bathroom toiletries,

  • Open blinds and window treatments. Make sure blinds are all the same height in any given room.

  • Make all beds.

  • Remove small floor rugs.

  • Place all shoes and jackets inside a closet

  • Remove cars from driveway and front of home

  • Clean up landscaping, cut the grass, remove leaves

  • Remove dead plants, empty planters

  • Clean spiderwebs from eaves, door and window frames

  • Remove or hide visible water hoses

  • Pressure wash dirty surfaces

  • Hide trashcans

BACKYARD

  • Clean up the porch and neatly arrange deck furniture

  • Remove toys, bikes, balls, etc

  • Clean pool, remove pool vacuum and net

  • Turn on all pool fountains, water features and lights

KITCHEN

  • Clean counter tops completely. Remove knife blocks, baking supplies, mail, etc.

  • Remove small appliances. Leave just one small appliance on the counter such as a coffee maker.

  • Clean the outside of the fridge, remove magnets, kids art, photos, etc.

  • Hide garbage cans

  • Remove dishes from the sink, as well as soap and sponges

DINING ROOM/TABLE

  • Clear table, dust and polish table top

  • Use decorative place setting if possible

  • Place a center piece of flower if possible

  • Straighten all chairs

  • Remove child seats and booster seats

LIVING ROOM & FAMILY ROOM

  • Remove magazines, newspapers, mail

  • De-clutter fireplace mantle, leave a select few items

  • Fluff and arrange pillows

  • Remove kids toys, dog toys, and personal items

  • Arrange your furniture in a way that makes the room seem larger. If necessary, remove a few pieces and put them in storage.

BEDROOMS

  • Make bed, including decorative pillows/shams if available and fluff the pillows

  • Clear nightstand and dressers of clutter and personal items

  • Hide phone charging cables

  • Remove personal photos and wall posters

BATHROOMS

  • Clean countertops and sinks completely. No soaps or personal items

  • Put toilet seats down and roll toiler paper up.

  • Clean mirrors and remove floor mats.

  • Remove shampoos, soaps, sponges, loofahs, etc from shower and tub

  • Remove any dirty towels. Leave out new, unused towels.

  • Clean any stained grout

PETS

  • Place pet beds, toys, food and water bowls out of site

  • Contain pets in hidden crate or closed room

  • Clear yard of waste and toys.


day of shoot

on the day of the shoot, the agent is required to:

  • Arrive early to open the house, turn on all lights and prepare the home as necessary. Please refer to list above for what to prepare.

  • Photographer/Videographer cannot move items or furniture around due to liability reasons, this must be done by Agent or Owner ahead of time.

  • Please notify us of any specific features that need extra attention or of any hidden features of the home.

  • Sellers are requested to leave the property or stay in one room of the home.

  • If you have limited space, consider using your garage or designating a secondary room for temporary storage ahead of time rather than trying to move items from room to room while the photographer is on site.

  • Photographer/Videographer will not be staging your home so please make arrangements prior to the shoot.

  • Property will be shot in “as-is” condition upon photographer/videographer arrival so please prepare accordingly.


payment & delivery

The full balance is due on the day of the shoot.

  • Zelle and Venmo is preferred. Check payments must clear the bank before the delivery of photos is made

Delivery of photos is typically 24 hours from payment time, for larger homes it may take 48 hours to complete. Payment must be made in order for photos to be delivered.


Cancelations or reschedule requests made under 24 hours of confirmed APPOINTMENT time will incur a 25% or $150 fee, whichever is greater.
